Strong

The rent clears the payment with room to spare. Widest program access, best pricing tiers.

1.00–1.24

Qualifies on most programs

Rent covers the payment. This is the standard DSCR sweet spot.

0.75–0.99

Sub-1.0 territory

Some investors allow it with more down payment and stronger reserves. Deal-by-deal.

Below 0.75

Rework the deal

Usually means renegotiating price, raising rent, or bigger down. Joe can pressure-test it.
